We work hard to keep vacancies down and keep properties rented.  Our unique marketing and advertising helps keep vacancies down.   Our service helps to place the right tenant in your property by having each tenant complete an application; we verify employment, request rental history and a back ground check.  This helps to minimize vacancies and to get the best tenant possible for your Florida property.


To help ensure that your property is properly maintained and cared for we conduct regular inspections.  We provide inspection reports spelling out the condition of the property,  we offer recommendations for daily wear and tear, regular repair, capital improvements and maintenance.


Our goal is to relieve some of the stress and worries of your property investment.  Our property managers are highly trained and experienced and you’ll be assigned a specialized property manager to ensure complete satisfaction and a way to maintain personal contact with your property.  We offer customized plans to meet your needs.

We are a highly tech savvy real estate company and most of our systems are automated.  When working with Wendy Morris Realty you can expect a monthly financial statement showing income and expenses, rent rolls, vacancy reports and tenant delinquency reports. 

Evictions / Collections

We always have our client’s best interest at heart and will move swiftly to get things resolved.  If the rent is not paid by the 8th of the month, we start the process necessary to collect the rent or evict tenants.  Our zero tolerance policy and all action we take to resolve your issue will be submitted to you for your stamp of approval keeping you are aware of what is happening with your rental property.
